What initially sounded like a thermostat problem turned out to be a much bigger story.
Commercial HVAC Inspection
During our inspection, we found one thermostat badly corroded due to leaking batteries and the second one simply needing new batteries. But the real problem was on the rooftop.
The condensing unit was completely out of operation. The system had lost all of its refrigerant, and compressor oil was also found to have leaked out — a clear sign that the equipment had suffered a major system failure.

What made the situation even more complicated was the condition of the equipment itself. All manufacturer identification labels had been removed from the rooftop units. Without those labels, there was no reliable way to determine the original model, refrigerant type, factory charge, or proper specifications for repair.
Considering the missing equipment information, the refrigerant and oil loss, and the overall condition of the system, this was not a case where simply replacing a component would bring the unit back to reliable operation.
The condition of the equipment also raised questions about its previous service history and how the system had been maintained or repaired over the years. Whatever happened before, the result was a rooftop system that could no longer be responsibly restored to dependable operation.
